We work with borrowers to secure funding, we service the loans we originate and have a network of private investors to fund real estate backed investments.

Funding for Borrowers

We work with borrowers to secure funding for investment properties, whether it is SFR, Multi-Family, Commercial, Mixed Use, Bare Land or Agricultural. We fund Purchases, Fix & Flip, Rehab, New Construction and Refinances. We fund projects all over Oregon & Washington.

Loans are typically 12 – 18 months with monthly Interest Only payments and a balloon payment at the end. Loans generally close in about two weeks after a property is under contract and we receive all the requested documentation. We are required by the state to pull credit for all borrowers, however it does not bear as much weight as the viability of the project itself.

Loan Servicing

We service the loans that we originate. We also service third-party loans for owner carry projects or sales. We handle all the paperwork & reporting of collecting monthly payments and disperse funds to the lenders weekly. We work with Title & Escrow companies for Payoffs. At year end we will handle all the tax reporting, by sending out 1098’s & 1099’s.

For Construction Loans, we handle distributions of the reserve funds after lender approval. We keep a detailed ledger of all outgoing and remaining funds. We ask for progress reports with pictures.

We have a Client Trust Account to handle client funds, as required by the state.

Investing for Lenders

We have a network of private investors to fund real estate backed investments. Most transactions are 1st Position Liens, occasionally we offer 2nd Position for those that are comfortable with those. We always vet the projects that are presented to us and try to keep the LTV’s no higher than 75%.

We offer our investors a return of 9 to 12% annually on First position liens and 13 to 15% on Seconds.
